Spectrum Architecture's master plan will turn a stretch of Georgia's Black Sea coast near Batumi into a luxury yacht and residential destination. The $6.5-billion development includes high-end villas, branded hotels, the region's largest marina, a protected inner lagoon, water parks, retail, and wellness facilities. An artificial bay and wave-breakers shield the site from the open sea, ensuring calm waters year-round. The design draws inspiration from Adjara's natural waves, rocky shores, and mountain-sea vistas. Spanning nearly 1.3 million square meters, it is planned to accommodate over 30,000 residents and attract 350,000 annual visitors.
